Thanks for the guide. I have received mail from Debt Agency. Below are their response.

As the content of the Landowner Agreement is commercially sensitive, a (redacted) copy of the same will only be released at the direction of the Court. This is usually, but not limited to, 14 days prior to the hearing.

Interesting to see the image of their entrance sign and then compare it to the requirements of the PPSCoP, section 3.1.2:

3.1.2.
The entrance sign must display:

a) the fact that terms and conditions apply to accessing/parking on the site;
b) whether payment is required, or whether free parking is only available for a limited period;
c) the name of the parking operator;
d) the logo of the ATA to which the parking operator belongs; and
e) where payment is required, whether on-site cash payment is available.
f) Private land

The entrance sign must not imply an invitation to park where public parking is not permitted.
The size and positioning of the sign must take into account the expected speed and direction of travel of vehicles approaching the entrance and must be visible (i.e. not be obscured e.g. by foliage or other objects). The design of entrance signs must comply with the requirements detailed at Annex A.

NOTE 1: Entrance signs should be designed to avoid clutter and display only the key information drivers need to know before entering controlled land i.e. whether or not public parking is invited and if so whether a parking tariff is payable; more detail can be provided on signs within the controlled land. In some circumstances, key information may include the maximum level of the parking charge that can be applied. Where parking is invited in the hours of darkness entrance signs must be visible to approaching drivers and hence may require lighting unless sited where there is sufficient ambient lighting in the vicinity.

NOTE 2: Where cameras are installed operators, are reminded of their obligations to inform motorists that personal data is being obtained and/or retained.

The entrance sign you have shown us... is that a photo you took or one that the claimant has provided? The photos you've just shown us does not show any entrance sign.

When Gladstone's responded to your response to the LoC, did they provide all the requested information that was highlighted in your response to the LoC?

There is nothing to worry about here as they don't have a hope in hell of ever succeeding with this should they issue a claim.

Gladstone response was shallow and did not attend to our request. See their response in attached...

The photo of the entrance sign in their evidence pack, where is that in relation to the entrance? The photo you have shown us of the entrance foes not have that sign visible anywhere.

But you've shown us photo of the entrance and they have shown us a photo of the entrance sign, which is not visible on your photo. So, where is this entrance sign they've show a photo of?

I don't know where they got their photo from. The majority of building walls is marked with graffiti - their photo (with brick background) suggest it was taken from different site or maybe not within sight.
